At Jack PixleyChimney- Sweeps and Masonry, we use only the best water repellent products on the market. These materials are “Chimney Saver”, “Flash Seal”, and “Crown Coat”, manufactured by SaverSystems (Fairfield, IN). These material provide the chimney with up to ten times the water protection of typical brands. They will help prevent water leaks and extensive future chimney repairs (such as chimney rebuilding and chimney tuck pointing).
When we are called out to evaluate a chimney with water issues we follow a 31 point check list to try and narrow down where the water problem could be coming from. We will run a water test to see where the water could be entering the chimney. We are then able to give you options for fixing the problem. We often times consult with Royalty Roofing and Remodeling a BBB Accredited Business out of St. Paul. In some cases the leak is actually coming from a low spot in the roof where water is able to pool. This area allows the water to penetrate into the roof and can often times be the actual source of the leak. By working with the roofing company there is no “blame game,” and we are able to work together to solve your water leak problems.
Severe spalling and deterioration is caused by water penetration. Waterproofing is an important step in extending the life of your chimney. “Chimney Saver” is a penetrating water repellent that protects masonry from destructive water penetration and freeze/thaw damage. Listed below is information about our Chimney Saver waterproofing.
ChimneySaver is a water repellent specifically designed to protect masonry from severe weather which assists in preventing expensive reconstruction. It offers long term protection, penetrating ¼ inch in most areas, forming a strong bond with masonry and concrete. ChimneySaver provided 10 times the water protection of typical brands.
It is important to note that ChimneySaver is not a sealer. Sealers coat surfaces and clog masonry pores causing surfaces to darken or appear glossy. This will trap water vapors which actually accelerate deterioration. ChimneySaver has maximum breath ability, releasing water vapor and reducing water absorption.

“FlashSeal” is a rubber membrane that is painted over your current flashing. FlashSeal creates a water proof boot to prevent water penetration due to flashing that has been improperly installed, is rusted, or has peeled out of the brick work. SaverSystems warranties FlashSeal for 7 years. When properly applied, with reinforcement fabric, FlashSeal will remain intact and in place for 7 years from the date of application.
“CrownCoat” is a flexible waterproof sealant that is applied over the entire chimney wash or crown. When properly applied CrownCoat application stops further water intrusion through the crown and carries a 15 year warranty. On washes and crowns with minor cracks and deterioration, CrownCoat is a cost effective way to stop or prevent water intrusion and further breakdown of the concrete.
If you have experienced water leaking into your home and it seems to be coming from your chimney, call us to evaluate your chimney. We will give you several options to help stop the leaks. In some cases, we find that the deterioration of the brick, crown, or flashing is too advanced to use the SaverSystem treatments we have discussed above. In those cases we will give you an in depth report of our findings and the repairs necessary to fix your chimney.
